Glynn Barton is a magical location for both adults and children and we welcome all with open arms. We understand that all our guests have different needs and requirements, and we try hard to meet as many of these as we possibly can.

We aim to make the experience as personable as possible. A huge advantage of the site is the fact it is extremely private and thus a safe and relaxed environment to enjoy.

Introduction & Approach

Glynn Barton Cottages is a converted range of farm buildings on a sloping site dating from circa 1810 with eight self-catering cottages and 2 Glamping lodges ranging from one bedroom to three bedrooms.

  • The approach to the property is via a privately owned half mile long drive three miles from Bodmin so having your own transport is a necessity. The final decent to the property on the drive is steep but turns right onto a flat tarmac car park which caters for eight cars and a separate gravel car parking space for our Store House. The car park has limited door opening space to the sides but extensive space to the rear of all cars. Store House has limited door opening space to the sides but extensive space to the rear also, however this is on a slate gravel base with an incline towards the driveway.
  • There is a light facing towards the car park which is constantly on throughout the night for access purposes.
  • From the car park there is a minor down slope where one crosses the driveway and enters the main property via a gate 100cm wide picketed gate to the front lawn for seven of the eight cottages. The lawn is edged with a flat hard bricked pathway which leads to each cottage.
  • The Store House Property is located opposite its parking space and is accessed by a 100cm wide gate with three steps up to the cottage door.
  • We have a concrete drive (with no vehicles) which takes you steeply uphill for ten meters to a flat grassed and wide path which takes you to all the animals the property has to offer.
  • The same concrete path takes you a further ten meters up hill to some of the many children’s active facilities on site.
  • The rest of the property is built onto a large steep slope.

Facilities

  • Indoor Play Barn- Our Play Barn is accessed by twelve stone steps and has ample sofa seating inside
  • Soft Playroom- The soft play area is situated in an open barn with an 8cm step behind the cottages and is 22m from the car park with the first 16m up a steep slope. There is a step of 20cm. The door is hinged on the right and is 75cm wide. The room has a custom-made soft play area for children under six with a seating area for adults.
  • The swimming pool is accessible to guests with limited mobility via flat, gravel pathways with no steps. Each cottage has a key for the pool with double doors each 89cm wide and 198cm high. The pool area has non-slip tiles with a wooden changing room (door has 7cm step and is 72cm wide). There is also a toilet with doorway 70cm wide and 181cm high. There are two sets of wide sliding doors (236cm wide) to a secure garden area. There is an emergency alarm.
  • The laundry room, shop and bin room are situated in front of the cottages and are 60m from the car park. There is one step of 8cm into the room. It has wooden barn door hinged on right. The doorway is 84cm wide and 184cm high. There are four front loading washing machines and two front loading tumble dryers (the dryers have meters which take 20p and £1 coins).
  • The shop is in between the laundry and bin room. There is one step of 7cm. It has a wooden barn door hinged on right. The doorway is 90cm wide and 180cm high. Inside are two tall freezers and three under counter freezers stocked with frozen meals. On the counter is a selection of local food products such as crisps, jams, condiments etc. The shop is operated on an honesty basis with a price list detailed in our Digital Guestbook.
  • The bin room has a step of 5cm. A wooden barn door hinged on right. The doorway is 92cm wide and 181cm high. Inside there are a number of bins as well as containers for recycling.

The Cottages

Bull Run, Tack Room, Old Stables

These all have step free access to the cottage.

These are all single storey cottages with all rooms on the ground floors and no steps internally.

  • Doors are wooden construction with lever handles.
  • Doors are 80cm in width, Old Stables has a 170cm double door.
  • The immediate floor surfaces upon entrance are vinyl tiling
  • The Kitchen, sitting areas and bathroom floors are vinyl tiling or ceramic tiling
  • The bedrooms are all carpeted.
  • The internal doors have black latch handles on a light grey background
  • There is a strong contrast between handles and walls
  • All doors open inwards including front doors
  • Bathroom doors have sliding bolt locks
  • Bull Run has a double bed and 2 x single beds
  • Tack Room has a double bed and 1 x Toddler bed
  • Old Stables has 1 x king-size bed, 1 x double bed and 1 x Bunk Beds
  • Bedroom furniture is moveable in all cottages to make space for special requests.
  • Windows open outwards. The handles are lever type and are located between 70cm and 140cm from the floors.
  • There is uniform lighting from ceiling lights in all rooms, and there are also bedside reading lamps in all cottages.
  • There is one main bathroom with loo, sink and bath with overhead shower
  • There are no grab rails in the bathroom.
  • All cottages have slip resistant bathmats.
  • The taps in the bathroom have twist top handles.
  • Lighting is via a main ceiling light as well as a mirror light.
  • The Heating control panel is wall mounted at eye level and centrally located in all cottages.
  • The sitting room has 1or 2 comfortable sofas.
  • The cottages all have spotlights in the communal area with ceiling lights in the bedrooms supplemented with a range of wall and table lamps.
  • The television has a remote control.
  • The kitchen has a mix of floor and wall mounted cupboards
  • The mixer tap for the sink has lever handles
  • The oven controls are located above the oven, on the front of the cooker (below the hobs). All ovens and hobs are electric.
  • The oven doors open downwards.
  • All appliances are floor mounted except for microwaves located at eye level and integrated.
  • The washing machines and tumble driers are located centrally in the communal laundry room


Grooms

  • This has a normal door lip on the front door but no steps
  • Single storey cottage with all rooms on the ground floor and no steps internally.
  • Doors are wooden construction with lever handles.
  • Doors are 87cm in width.
  • The immediate floor surfaces upon entrance are vinyl tiling.
  • The Kitchen, sitting area and bathroom floors are vinyl tiling or ceramic tiling.
  • The bedrooms are all carpeted.
  • Grooms has 1 x Double Bed and 1 x Bunk Beds.
  • Bedroom furniture is moveable in all cottages to make space for special requests.
  • Windows open outwards. The handles are lever type and are located between 90cm and 180cm from the floors.
  • There is uniform lighting from ceiling lights in all rooms, and there are also bedside reading lamps in all cottages.
  • There is one main bathroom with sink and bath with overhead shower. The loo is separated.
  • There are no grab rails in the bathroom.
  • All cottages have slip resistant bathmats.
  • The taps in the bathroom have twist top handles.
  • Lighting is via a main ceiling light as well as a mirror light.
  • The Heating control panel is wall mounted at eye level and centrally located in all cottages.
  • The sitting room has two comfortable sofas.

Mill House, Granary, Hayloft

  • These three cottages have a single step up to the front door with a standard size door lip. This has a normal door lip on the front door but no steps
  • These are all two storey cottages with bedrooms on the ground floor and open plan kitchen/ sitting areas upstairs
  • Doors are 85cm in width.
  • The immediate floor surfaces upon entrance are vinyl tiling.
  • The Kitchen, sitting areas and bathroom floors are vinyl tiling or ceramic tiling.
  • The bedrooms are all carpeted.
  • The stairs to the upper floor of the cottages are of normal width but are steep in incline. They all have a built-in stair gate at the top of the stairs.
  • There are handrails to one side of all.
  • Lighting can be controlled from the top or bottom of the stairs.
  • All cottages have 1 x King size Bed, 2 x single beds. Hayloft has an additional bedroom with 2 x singles beds.
  • Bedroom furniture is moveable in all cottages to make space for special requests.
  • Windows open outwards. The handles are lever type and are located between 90cm and 140cm from the floors.
  • There is uniform lighting from ceiling lights in all rooms, and there are also bedside reading lamps in all cottages.
  • The first bathroom is located upstairs with sink, loo, and bath. The floor is vinyl tiling.
  • The second bathroom is located downstairs, has a 3ft-by-3ft shower cubicle with an inward folding bi-fold door, sink and loo. The floor is ceramic tiling.
  • There are no grab rails in the bathroom.
  • All cottages have slip resistant bathmats.
  • The taps in the bathroom have twist top handles.
  • Lighting is via a main ceiling light as well as a mirror light.
  • The Heating control panel is wall mounted at eye level and centrally located in all cottages.
  • The sitting room has two comfortable sofas.
  • The cottages all have spotlights in the communal area with ceiling lights in the bedrooms supplemented with a range of wall and table lamps.
  • The television has a remote control.

  • This is accessed through a 100cm wooden gate with a sharp 90-degree right turn, three steps and a normal door lip
  • Single storey cottage with all rooms on one floor and no steps internally.
  • Doors are wooden construction with lever handles.
  • Doors are 85cm in width.
  • The immediate floor surfaces upon entrance are vinyl tiling.
  • The Kitchen, sitting area and bathroom floors are vinyl tiling or ceramic tiling.
  • The bedrooms are all carpeted.
  • The kitchen is narrow with limited room for two people.
  • Bedroom furniture is moveable in all cottages to make space for special requests.
  • Windows open outwards. The handles are lever type and are located between 90cm and 140cm from the floors.
  • There is uniform lighting from ceiling lights in all rooms, and there are also bedside reading lamps in all cottages.
  • There is one main bathroom with loo, sink and bath with overhead shower.
  • There are no grab rails in the bathroom.

Glamping

  • These are accessed via a slate gravel pathway uphill 10metres to a decked entrance. The deck has three steps up to a flat decked area and entrance to the tent.
  • All rooms on one floor and no steps internally.
  • The entrance to the tent is via a zip
  • Doors are 700mm in width.
  • All floor surfaces upon entrance are wooden decking with flat woven rugs
  • The kitchen is narrow with limited room for two people Bedroom furniture is moveable in all cottages to make space for special requests.
  • There are 4 x roll up windows accessible from the outside
  • There is uniform lighting from ceiling lights/ wall lights in all rooms, and there are also bedside reading lamps in all tents.
